INTRODUCTION
These General Rental Terms are an annex to the current rental agreement between the Property Owner and RENTUJEMY. The Owner agrees that any updates to these Terms will be communicated via the website, and it is the Owner's responsibility to review them periodically. All updates or changes take effect from the next calendar month following their publication.
COORDINATION & REPAIR FEES
The following costs may be deducted by RENTUJEMY from the monthly rental income:

Cost of repairs or replacement of equipment, items, or furnishings necessary for proper use of the property, if caused by regular wear and tear.

Costs related to official representation (e.g., for registration of the property as a short-term rental unit).

Guest relocation or cancellation costs resulting from Owner’s fault.

Coordination costs for furnishing or equipping the property (not caused by Guests), such as collecting parcels from delivery lockers.
If RENTUJEMY performs any of the above tasks, the Owner will be charged 50 AED/hour or the cost of the contractor plus the cost of materials.
To simplify frequent issues, RENTUJEMY applies a flat-rate price list (includes materials, travel, and labor):

Mobile internet router delivery: 50 AED + 20 AED/day

Furnishing support: 75 AED + material cost
CLEANING FEES
Maximum gross prices including VAT:

Up to 2 guests, 30m²: 279 AED

Up to 4 guests, 50m²: 379 AED
-
Up to 6 guests, 70m²: 479 AED
-
Up to 8 guests, 100m²: 579 AED
-
Townhouse: 999 AED (individually priced)
-
Villa: 1399 AED (individually priced)
VAT: 5% for owner bookings, 5% for guest bookings where cleaning is included in the stay.
OWNER RESERVATIONS

The Owner may use the unit for personal purposes for a maximum of 160 days per year and no more than 14 days in any 28-day period.

Owner must submit a request indicating the desired date and duration, respecting availability and existing guest bookings.

All Owner reservations must be submitted via the Owner Portal and confirmed by RENTUJEMY within 24 hours. Verbal or phone requests without written confirmation will not be honored.

Cleaning costs for personal stays will be deducted from Owner's rental income based on an invoice issued by RENTUJEMY.

RENTUJEMY bears no responsibility for damages occurring during owner stays.
DAMAGES BY GUEST OR RENTUJEMY
Damages beyond normal wear and tear include:

Broken windows or mirrors

Damaged electronics (e.g., broken TVs, speakers)
-
Stains on carpets/rugs
-
Broken dishes
-
Missing or damaged inventory items
-
Severely damaged furniture
-
Vandalized walls (deep scratches, holes, graffiti)

Broken or lost keys (requiring lock replacement)
-
Door scratches due to box installations
-
Other similar damage outside normal use
NATURAL WEAR AND TEAR
Examples include:

Fading paint, minor scratches, smudges

Wear on furniture, flooring
-
Peeling adhesives or seals
-
Fraying or fading carpets, upholstery
-
Loose or warped hinges
-
Small cracks in ceramic fixtures
-
Normal appliance or electronic wear
-
Scratches on mirrors, glass
-
Water scale buildup on fixtures
-
Bed frame wear and loosened stair railings
-
Other similar signs of normal use
