Three ways to work with us.
Full management or cohosting, paid as a percentage of what your apartment earns — or a fixed annual rent, paid to you upfront. No subscriptions, no hidden costs.

Fixed lease
We rent your apartment
Fixed
annual rent, paid in cheques
We rent your apartment for a year, pay the rent upfront and host guests in it ourselves. Your income is set from day one.
- ✓A standard annual tenancy contract, registered with Ejari
- ✓Rent paid upfront in post-dated cheques — usually four a year
- ✓Your income doesn't depend on occupancy or the season
- ✓We host the guests under our DTCM holiday home licence
- ✓Utilities (DEWA) are on us for the length of the lease
How the commission model works
No small print: this is exactly what you pay and what you receive.
- What the 18% is charged on
- The accommodation value of each booking — the nightly price your guests pay. The cleaning fee is charged to the guest on top and covers the cleaning, so we take no commission on it.
- What else comes off the booking value
- The booking platform's own fee (Airbnb, Booking.com and other channels charge hosts a commission), and maintenance or supplies when something needs fixing or restocking. Any spend above the amount agreed in your contract needs your approval first.
- What stays with you as the owner
- The apartment's utilities and running costs, such as electricity, water, cooling and internet.
- When you get paid
- Once a month, by bank transfer — usually within the first 10 days of the following month. March's earnings, for example, arrive in early April.
- What you can see
- Every reservation, every deduction and every payout in your owner cockpit, with a statement you can download each month. You can also book your own stays there when you want to use the apartment yourself.
Example
Your apartment earns AED 10,000 in bookings in a month. Our 18% commission on that is AED 1,800. The cleaning fee guests pay on top is not part of the AED 10,000, so no commission is charged on it. After the platform fees and any approved maintenance, the rest is paid to you early the following month.
How the fixed lease works
The simplest option for owners who want certainty: a normal Dubai tenancy, with us as the tenant.
- How you get paid
- We agree a rent for the year and pay it upfront in post-dated cheques, usually four — one for each quarter — handed over when the contract is signed.
- What you sign
- A standard Dubai tenancy contract registered with Ejari, with an addendum that allows us to host short-term guests in the apartment.
- What we need from you
- A no-objection letter (NOC) allowing the apartment to be sublet as a holiday home, a copy of your Emirates ID or passport, and confirmation that there is no other active Ejari on the apartment.
- What happens during the year
- The apartment is ours to run: guests, cleaning, day-to-day upkeep and the DEWA account. You receive your rent whether the apartment is full or empty.
Which model is right for you?
Choose full management if you live abroad or simply don't want to be involved — we take care of everything.
Choose cohosting if you, or someone you trust, can handle cleaning and upkeep between stays and you'd rather pay a lower fee.
Choose a fixed lease if you want a guaranteed income agreed for the whole year and are happy to trade the upside of high season for certainty.
